Maintenance
Every apartment is cleaned, painted, and has the carper cleaned or replaced prior to move-in. The Property Manager also inspects each unit before it is deemed ready.
Submit a service request for maintenance by contacting the office in person or phone during business hours, calling the 24-hour emergency maintenance phone, or submitting a request online through your resident services account.
Maintenance issues are handled in the order in which they are received with any emergency maintenance needs taking precedence.
If locked out during business hours come to the office, once we verify you are a leaseholder, you can borrow a key to get back into your apartment. If after office hours, contact emergency maintenance, after verifying you are a leaseholder, they can let you into your apartment.
Yes, hanging pictures and other decorations is encouraged! If you would like to paint your apartment you will need to check with the Property Manager first.
Amenities
We have designated pet friendly and smoke free buildings, patio/balcony with private storage, 3rd floor vaulted ceilings with half-moon window, select units with pond views, outdoor swimming pool with sundeck, gas range, dishwasher, garbage disposal, refrigerator, and full-size washer and dryer.
Memorial Day Weekend to Labor Day Weekend. 10 am to dusk.
Yes. We also offer carports that can be rented on a monthly basis. Contact the office for pricing and availability.
There is a full-size washer and dryer in every apartment.
Yes, we have designated pet friendly buildings.
$150 non-refundable pet fee and $20 a month pet rent for up to two pets.
Yes, 75 lbs. limit for one pet or 100 lbs. for two pets. There are breed restrictions, contact the office for a full list.
Gas range, dishwasher, refrigerator, full-size washer and dryer.
We do not offer furnished apartments.
Yes, our shortest lease term is 6 months.
Yes, we offer corporate housing through VIA by Edward Rose. Please contact your Leasing Office for more information.
Due to COVID-19 we will no longer be able to accept packages in our office.
There are no quiet hours. The community building can be rented for personal gatherings. There is a $100 deposit and $75 fee to rent the community building.

There is no cost to take a tour.
We accept both walk-ins and appointments to fit what works best with your schedule.
The property manager is on-site Monday - Friday during business hours, select Saturdays, or by appointment.

We are usually able to get results back within a day, however, sometimes the process can take longer depending on the situation.
Security Deposit, pro-rated rent, and a Administrative fee.
Our Leasing Consultants are happy to provide any information for first-time renters.
Residents can pay their rent online through their resident services account or mail their rent payment to the address stated in their lease (Cash is not accepted).
Log in to your resident services account and click, "Pay Now."
There are additional fees for Internet service, Dish Network, and carports.
Renter's insurance is not required but recommended.
The gas for heating, cooking, and hot water along with water, sewer, trash, and recycling. The resident is responsible for electricity.
This process will vary from community to community.

You are allowed to have guests at your apartment. We do ask that any guests please park in parking spots facing away from the building.
All of our rates are pre-determined and non-negotiable.
You will need to pay a new security deposit.
Subletting is not allowed.
We have a Cancellation Premium that you can pay at the time you give your move-out notice. The cost of the Cancellation Premium will vary from unit to unit.
